The client engaged Bitarchitects to develop and redesign the existing building in order to change its use from Commercial – Retail (Miscellaneous) to an Assembly Occupancy. The proposed use will accommodate up to 105 persons and includes one large gathering space, a bar area, an office, utility and janitor rooms, and newly redesigned restrooms to ensure full code compliance with the 2017 DCMR (12A and 12B) and 2017 DC Building Code.

Given the occupant load and the function of the space as a social/gathering venue with a bar and fixed or movable seating, the project falls under Group A-2 (Assembly uses intended for food and/or drink consumption) per 2017 DCBC, Chapter 3, Section 303.3.
