Project Scope of Work
This project requires qualified Engineers and Contractors to provide comprehensive Design and Build services for the replacement and upgrade of the HVAC system within the Vestibule of a major public facility, along with associated general contracting work.
Scope of Work Details:
- System Assessment: The Design-Build Team will assess the existing mechanical, electrical, and plumbing (MEP) systems to verify their capacity and compatibility with the new HVAC equipment and controls. This includes an electrical assessment to confirm existing loads can support the new design.
- HVAC System Replacement: Replace the existing Vestibule HVAC system in-kind.
- New Equipment Installation: Install a new condensing boiler, a new air handler, and a new condenser. Additionally, add a rooftop unit to enhance cooling.
- Energy Efficiency & Comfort: Install air curtains at each automatic door to improve energy efficiency and comfort within the vestibule area.
- Control System Upgrade: Remove the existing pneumatic control system and replace it with a new Direct Digital Control (DDC) automated logic system. This new system must be fully compatible with the facility’s existing Building Automation System (BAS).
- General Contracting & Restoration: Perform all related MEP work, selective demolition necessary for the upgrades, restoration of finishes to match existing aesthetics, and comprehensive site cleanup.
Specific Requirements:
- Access & Experience: Maintain continuous access through the vestibule at all times. This requires the development and implementation of detailed Maintenance of Traffic (MOT) plans, including appropriate signage, wayfinding, barricading, and other pedestrian control measures. All work must prioritize minimizing disruption and maintaining a clean and safe environment for passengers.
- Security & Operations Coordination: All project work must be meticulously coordinated with facility security and operations staff to ensure strict compliance with regulations and specific protocols.
- Work Schedule Coordination: Plan and execute work schedules to minimize disruption to operations, submitting all schedules in advance for approval.
- Communication: Maintain frequent communication with facility staff, including weekly progress meetings and real-time updates on any issues impacting safety, operations, or the project schedule.
- Submittals & Inspections: All proposed materials, equipment, and methods must adhere to the facility’s established standards and be submitted for review and approval prior to procurement and installation. Contractors must provide access for inspections by facility representatives at all project phases to confirm compliance with plans, specifications, and applicable codes.
This project demands a highly organized and experienced Engineering and Contracting team capable of executing the HVAC and contracting work within a live, high-traffic public environment, with a strong emphasis on safety, operational continuity, and passenger experience.
