DC Conversion & ADA Upgrade

Project Summary:

This project involves converting the building’s use to accommodate updated operational needs. The scope of work includes remodeling both the men’s and women’s bathrooms to achieve full ADA compliance. In addition, an existing storage room will be renovated and repurposed as a dedicated janitor room to support building maintenance functions.

Detailed Architectural Scope of Work

  1. Plumbing & Restroom Upgrades
    ADA Restrooms: Full remodel of existing Men’s and Women’s restrooms to achieve ADA compliance.
    Demolish existing stalls and plumbing fixtures.
    Relocated the men’s and women’s bathroom doors.
    Install new ADA-compliant partitions and accessories.
    New Addition: Install one (1) new ADA-compliant sink in the Men’s room and one (1) in the Women’s room.
    Hydration Stations: Furnish and install two (2) new water fountains (one standard, one ADA-compliant) in the designated common area.
    Wet Bar: Install three (3) new adjacent sinks behind the wet bar, including all necessary waste and supply line modifications.
    Janitor Room Conversion: Convert the existing storage room into a Janitor Room. Furnish and install one (1) new mop sink with associated plumbing.
  2. Mechanical & Flood Mitigation
    Exterior HVAC: Disconnect and raise the exterior compressor unit onto a flood-compliant equipment stand or wall mount above the Base Flood Elevation (BFE).
    Interior Mechanicals: Within the Utility Room, the indoor heating unit and the water heater must be raised and secured on elevated platforms.
    Coordination: This work requires close coordination between HVAC technicians and plumbers to extend refrigerant, water, and drainage lines to the new heights.
  3. Electrical Work
    Outlet Elevation: To comply with flood zone requirements, all existing and new electrical outlets across the entire facility floor plan must be raised to the designated flood-protection height.
    New Receptacles: Install two (2) new GFCI receptacles across the floor plan as needed for operational use.
    System Integrity: Ensure all relocated wiring meets current electrical codes and provides sufficient slack for the new elevated positions.
  4. Interior Modifications & Structural
    Layout: The existing Open Space, Offices, Powder Room, and Hallway are to remain largely unchanged, with the exception of the raised electrical outlets and installing a new wall hiding the relocated men’s and women’s bathroom doors.
