Project Scope of Work
This project includes a two-story residential addition with a new living room, deck, bedroom, and bathroom. Work involves selective demolition, window and door installations, roof modifications, and interior/exterior finishes. MEP systems include new HVAC, electrical panels and lighting, and full plumbing for the new bathroom. Structural work covers new foundations, framing, stair construction, and retaining walls with proper drainage.
I. Architectural Elements
- First Floor:
- Minor Exterior Demolition: Remove existing deck, stairs, door and small wall.
- Window: Remove an existing window. Installation of new windows as per window schedule.
- Living Room: Adding a new living room and a chimney on the rear wall.
- Deck: Creating new deck and stairs. Adding an entrance door to the living room.
- Stairs: Creating stairs to the new second floor. Adding a storage space with doors under the stairs.
- Second Floor:
- Bedroom and Bath: Creating a new bedroom and bath area.
- Doors & Windows: Installation of new doors and windows as per the schedules.
- Roof Plan
- Demolition: Remove a small portion of the roof for the addition. Create a cricket to avoid water and snow logging.
- Proposed Roof Level: Addition of a proposed roof level at +27′-0 7/8″.
- Skylight Installation: Creation of a skylight above Bath II.
- Chimney Detail: Construction details for the chimney detailed on the plans.
II. Finishes
- Interior Wall Finishes
- Paint: Benjamin Moore Classics Interior Paint
- Application: Wall finishes to extend all the way up to the ceiling.
- Stair Walls: New wall finishes for the walls of the stairs, including its lower area.
- Exterior Wall Finishes
- Insulated Vinyl Siding: Home Depot Insulated Vinyl Siding (Cream).
- Thin Brick: Glengery Cream White Wirecut Thin Brick.
III. Mechanical, Electrical, and Plumbing (MEP)
- Mechanical
- Outside Air Louver: New 12″x8″ outside air louver with volume and motorized dampers.
- Supply Air Duct: New 8″x8″ supply air down.
- Return Air Duct: New 4″x8″ return air duct down.
- Programmable Thermostat: New programmable thermostat.
- Return Air Grille: New 14″x10″ return air grille mounted as high as possible.
- AC Unit: New AC-1 in the attic, with auxiliary drain.
- Mechanical Shaft: New shaft for mechanical built inside the new W.I.C.
- Electrical
- New Electrical Panels:
- New 2P, 30A, 240V, non-focused fused disconnect switch in NEMA 1 indoor AC-1 with 2 #12 and 1 #12 ground in 3/4″ galvanized steel.
- New Panel “A” 200A, 120/240V, 1 Phase, MCB.
- New 2P, 30A, 240V, non-fused disconnect switch in NEMA 1, indoor unit to be powered by outdoor condensing unit (CU-1).
- Lighting: Installation of single pole switches, three-way switches, surface-mount LED ceiling fixtures, recessed LED ceiling fixtures, wall-mounted LED fixtures, pendant lights, and recessed light fixtures with separate exhaust fans.
- New Electrical Panels:
- Plumbing
- Piping: New pipes to be connected to the existing ones through the wall to feed the second floor.
- Bathroom Fixtures: New toilet, bathtub, shower, sink and faucet to be installed.
- Sanitary: New bathroom sanitary to be connected to existing sewer lines.
IV. Structural Work
- Foundations: Installation of new footings.
- Framing: Installation of various headers/beams (LVL, wood), floor joists (TJIĀ®), and roof/wall construction using specified materials (plywood/OSB, Southern Pine).
- Stairs: Design for specific live loads on treads and stringers.
- Handrails & Guards: Designed to support 200 lbs in any direction.
- Retaining & Foundation Walls: Designed for lateral earth pressures with required drainage systems.
